OTHER CONDITIONS FOR PURCHASE
- This is a letter of offer. Accordingly, until full or at least 60% of the purchase price is paid, the
Offeror/Vendor shall be at liberty to upwardly review the price at any time and without notice.
- Full percentage or a minimum of 60% of the purchase price shall be paid before allocation of
any specific unit and subsequent installments shall be paid within the stipulated period.
- If the full purchase price is not received within the stipulated payment schedule, this offer
shall be automatically rescinded and the Offeror/Vendor shall be entitled to sell the property
to a ready buyer.
- The choice of a specific house is not guaranteed until the payment of full purchase price.
- Where no allocation has been made, all refund of monies paid shall only be made upon the
resale of the property to another client and shall be subject to 10% (of the purchase price)
deduction as administrative charge.
- Where allocation has been made, all refund of money paid shall be subject to 15% (of the
purchase price) deduction as administrative charge.
- Once the full purchase price has been paid and upon handing over of keys to the property,
the Offeree/Purchaser shall be responsible for perfecting & obtaining sub-title at the Federal
Capital Development Authority.
- Prior to moving into the property, the Offeree/Purchaser shall be responsible for paying one
off fees for water connection & survey plan
- APDC shall provide Facilities Management services which shall be paid for by the Purchaser
on an annual basis. Payment for the first year must be paid before occupation of the property
by any person.
- Once the full purchase price has been paid in accordance with the provisions of this letter of
offer, the parties shall enter into a formal detailed Contract of Sale.
If the above mentioned terms and conditions are acceptable to you, please sign and
return the enclosed copy of this letter and proceed to make deposit of the minimum payment
of 1st installment as indicated above into designated account via a Certified Bank Draft or Bank
Transfer within 30 days or this offer will stand withdrawn.
